Exclusive to the wrong headset
Platform exclusivity is the rule, not the exception. Half-Life: Alyx is PC VR only, Batman: Arkham Shadow and Asgard's Wrath 2 are Quest-only, and the Resident Evil 4 and Microsoft Flight Simulator VR modes are PSVR2-only. Confirm the headset before buying any exclusive.
Locomotion roulette
Motion sickness varies by player and by game, and the wrong first title ends the hobby. Fast smooth locomotion — Gorilla Tag's arm-swing movement, physics sandboxes like Bonelab — is the worst offender; teleport, cockpit and room-scale designs are far more comfortable. Build VR legs first.
Buying the wrong VR SKU
Hitman's standalone Part One VR Edition is $40 for 6 locations; the base game (often ~$28) plus the $10 VR Access upgrade unlocks all 22 locations for less. And Resident Evil 4, Village and No Man's Sky charge nothing for their VR modes — you're only buying the flat game.
